A 14-year-old 4-room flat in Bishan just made history. A unit at 273A Bishan Street 24 (Natura Loft) changed hands in August for S$1.3 million — the first 4-room HDB resale in the town to cross that mark.
The 1,023 sq ft unit, sitting on the 34th to 36th floor, fetched around S$1,271 psf. That's also a new town-wide psf record for a 4-room flat, and it beats the previous Bishan record by S$37,000 — a sale that happened in the very same block just three months earlier.
Why this flat stood out
Natura Loft is a Design, Build and Sell Scheme (DBSS) project, completed in 2012. DBSS flats are built by private developers, which often means a higher standard of finishing and features you don't usually find in standard HDB projects — but they remain HDB flats for life, with no privatisation.
Here's the kicker: the DBSS scheme was discontinued back in 2011, and no new projects were ever launched after that. The supply of these flats on the resale market can only shrink from here, which helps explain the premium buyers are willing to pay.
Record prices are becoming a habit in Bishan
Bishan has quietly become one of the strongest HDB resale towns in Singapore. Since the start of 2026, at least five 4-room flats in the town have sold for more than S$1.2 million — and each new sale keeps inching the bar higher.
This S$1.3 million sale isn't even the most expensive flat in Bishan overall. That title belongs to a 1,292 sq ft 5-room unit at Block 275A, which sold for S$1.632 million in November 2025 — S$332,000 more than this latest record.
What does this mean for buyers?
For sellers, it's more evidence that well-located, larger flats in mature estates like Bishan can still command top dollar — especially scarce ones like DBSS units. For buyers, it's a reminder that psf pricing matters: at S$1,271 psf, this flat is priced like a suburban condo, so it's worth weighing what your budget could get you in the private market instead.
Records like this don't automatically mean every Bishan flat will cross S$1.3 million — location, floor level, size and rarity all play a part. But it does show that the million-dollar HDB club is no longer limited to a handful of units in central Singapore.
