Bukit Panjang Just Hit Its First Million-Dollar HDB — A 1,291 Sqft Flat Sold for $1.05M

A five-room Premium Apartment at 605 Senja Road in Bukit Panjang has sold for $1.05M — the first million-dollar HDB resale in the town. Here's what drove the price.

Bukit Panjang has officially joined the million-dollar HDB club. A five-room Premium Apartment at 605 Senja Road just sold for $1.05 million — the first time a resale five-room flat in this town has crossed the seven-figure mark.

The unit, spanning 1,291 sq ft on a high floor (28th to 30th storey), went for $813 per square foot. It was completed in 1999 and has about 71 years left on its lease.

This beats the previous Bukit Panjang record of $998,000 set back in June 2025 for a unit at 181 Jelebu Road.

What makes this block special

The block at 605 Senja Road sits in a prime pocket of Bukit Panjang — about 200 metres from the previous record-holder. The area is anchored by:

  • Bukit Panjang MRT (Downtown Line) — walking distance
  • Hillion Mall & the Bukit Panjang Integrated Transport Hub
  • Junction 10 shopping centre
  • Bukit Panjang Plaza, polyclinic, and Senja-Cashew Community Centre
  • Pang Sua Pond and nearby park connectors

There are also five primary schools within 1km — Greenridge Primary, Teck Whye Primary, West Spring Primary, West View Primary, and Zhenghua Primary — making this a strong draw for families.

High floor, good views, limited supply

The record flat sits at one of the highest levels in the block. The estate itself uses a point-block design with only a few units per floor, offering better privacy than typical slab-block layouts. The older five-room layout also provides noticeably more space than newer BTO five-room flats — a key selling point for families.

Resale records show that only a handful of five-room flats in this estate have crossed $900,000. Before this sale, the next highest was $950,000 for a unit at 604 Senja Road sold just last month.

A quiet market with selective heat

This sale comes at an interesting time for Bukit Panjang. The area hasn't seen many new BTO projects in recent years — the last one was Petir Park Edge, launched in December 2023 with 334 units. Limited new supply in a mature estate naturally pushes resale demand higher for quality units.

Looking ahead, the Downtown Line extension will add two new stations beyond Bukit Panjang, improving connectivity further. There are also plans for a new station along Sungei Kadut Avenue, with the line ending at an interchange between Yew Tee and Kranji stations on the North-South Line.

What this means for the market

Bukit Panjang joins a growing list of HDB towns where five-room flats have breached the million-dollar mark. In Q1 2026 alone, a record 412 million-dollar HDB transactions were recorded across Singapore — and numbers are expected to remain elevated through 2026.

For Bukit Panjang homeowners, this sale sets a new benchmark. For buyers, it signals that even heartland towns with good amenities and transport links can command premium prices — especially for high-floor, spacious units in well-located blocks.
