If you've been house-hunting for a rental lately, July's numbers probably won't surprise you — Singapore's condo rental market just had its busiest month on record, and rents ticked up to a fresh all-time high at the same time.
9,627 condos leased — the busiest month ever
According to flash data from SRX and 99.co, an estimated 9,627 condo units were rented in July 2026. That's a huge 38.1% jump from June's 6,973 units, and about 10.6% more than the same month last year. It also landed roughly 19.5% above the five-year average for July — a clear sign that leasing activity is firing on all cylinders.
Where did all the action happen? The Outside Central Region (OCR) led the way with 39.2% of all condo rentals, followed by the Rest of Central Region (RCR) at 33.2% and the Core Central Region (CCR) at 27.7%.
Rents climbed to a new peak
It wasn't just volume — prices moved up too. Overall condo rents rose 1.6% in July, pushing the rental index to a record 147.3. Landlords in the OCR saw the biggest monthly gain at 2.2%, while RCR rents rose 1.1% and CCR rents edged up 0.8%. On a year-on-year basis, condo rents are now about 2.5% higher.
HDB rents nudged up as well
The public housing rental market followed a similar script. HDB rents rose 1.7% in July compared with June, and rental volume grew 13.6% to an estimated 3,097 flats leased. That said, HDB rental volume is still running about 2.6% below last year's level, so the recovery there is a bit more measured.

For tenants, the takeaway is simple: competition for condos is fierce right now, and rents keep inching up. If you're looking to rent, acting decisively and locking in a lease sooner rather than later might save you from paying more down the road. For landlords, the picture is brighter — strong demand and rising rents are a welcome combination.
