If you've been waiting for a reason to look at the Bukit Timah area, here's a fresh one. Dunearn House — the very first private condo to launch within the new Bukit Timah Turf City master plan — officially opened its preview doors on 10 July 2026. And it's already generating plenty of buzz.

Here's what homebuyers and investors need to know.

380 Units Across Five Blocks

Developed by a joint venture between Frasers Property, CSC Land Group, and Sekisui House, the 99-year leasehold project sits on a 145,173 sq ft site along Dunearn Road. It comprises 380 units spread across five blocks — three 10-storey blocks housing two- and three-bedroom units, and two 19-storey towers offering three-bedroom premium and four-bedroom layouts.

The unit mix leans heavily toward families: two-bedders make up about 46% of the supply, three-bedders around 25%, and four-bedders roughly 28%. That's not a typical investor-heavy split — this is a project clearly aimed at owner-occupiers.

Prices and Starting Sizes

Prices start from around S$2,799 per square foot. Here's how the entry-level pricing shapes up:

  • Two-bedroom (527 sq ft) from S$1.47 million
  • Three-bedroom (872 sq ft) from just under S$2.6 million
  • Four-bedroom (1,184 sq ft) from S$3.59 million

At S$2,799 psf for the smallest unit, it's not the cheapest entry into District 11. But context matters — this is the first new launch along the Dunearn Road-Bukit Timah stretch since 2019, when Fourth Avenue Residences launched at around S$2,215 psf. Since then, resale units at that project have hit a median of S$2,553 psf, with sub-sales even higher at S$2,618 psf.

Location That Checks the Boxes

The location is arguably the project's strongest selling point. It's within walking distance to Sixth Avenue MRT station, and will eventually be near the upcoming Turf City MRT station as the precinct develops. For families, it's surrounded by top schools — Hwa Chong Institution, Methodist Girls' School, and National Junior College are all nearby. The adjoining Swiss Club Road landed enclave also adds a layer of prestige to the neighbourhood.

The wider Bukit Timah Turf City master plan is no small project either. The government has earmarked the area for 15,000 to 20,000 new public and private homes, along with parks, community spaces, and improved transport links. That means Dunearn House buyers aren't just buying a condo — they're getting in early on an entire new estate in the making.

What the Developer Is Hoping For

Frasers Property has set a target of 70% take-up for the launch weekend — an ambitious but not unrealistic number given how well recent CCR launches have performed. Newport Residences moved 57% of its units at an average S$3,370 psf earlier this year, while River Modern shifted 90% at S$3,266 psf. Against that backdrop, Dunearn House's pricing looks competitive for the segment.

The Frasers-led consortium originally won the site in a June 2025 state tender with a bid of S$491.5 million (S$1,410 psf ppr), edging out nine other bidders. Just months later, a second adjacent site went to Wing Tai and Metro for S$533 million — 15% higher, signalling strong developer confidence in the precinct's potential.
