The 506 sqft unit sits on the 7th to 9th storeys of Block 35 Margaret Drive and went for around S$968 psf, according to 99.co, which flagged the transaction as the first official 2-room resale at SkyResidence @ Dawson.

Cheapest in the New Dawson Cluster

Here's the part that makes this deal interesting: it's not just SkyResidence's first 2-room resale — it's also the lowest price recorded for a newer 2-room flat across the Dawson precinct. Based on logged caveats, six 2-room units across the newer Dawson projects have now been officially transacted, and every comparable unit sold for more than S$500,000.

That puts SkyResidence at the lower end of the price spectrum among the newer 2-room flats in Dawson — a useful early benchmark for buyers who want a fresh Queenstown flat without paying the premium seen at neighbouring projects.
