If you've been watching Singapore's property market closely, here's a development that sets the tone for the rest of 2026.

The government is ramping up private housing land supply in the second half of the year — and one site in particular is turning heads.

The numbers, plain and simple

MND will release land for about 4,745 private housing units on the confirmed list in H2 2026 — 3.7% higher than H1's 4,575 units.

Full-year supply hits 9,320 units — more than 50% higher than the 10-year annual average.

MND says this is to "cater to the resilient demand for private housing and keep the property market stable and sustainable."

Jurong Lake District: the headline site

The Town Hall Link white site moves from the reserve list to the confirmed list and will launch for tender in July.

It can yield 186,000 sq m GFA including:

  • At least 40,000 sq m of office space
  • Up to 1,200 private residential units
  • 44,000 sq m for retail, hotel, serviced apartments and community uses

Minister Chee Hong Tat confirmed the government is pressing ahead with Jurong Lake District as Singapore's largest mixed-use business district outside the city centre.

EC supply adjusting after cooling measures

H2 includes 735 EC units at Jurong East Ave 1. But full-year EC supply of 1,370 units is 30% lower than 2025's 1,970, reflecting the May 8 cooling measures that doubled MOP to 10 years.

PropNex CEO Kelvin Fong calls this a transitional phase while the market adjusts.

Developers bought in Q1

Developers sold 2,013 private homes (excl. ECs) and 1,168 EC units in Q1 2026 alone, building on 2025 momentum.

What it means

With 61,000 units in the pipeline and roughly 32,000 available for sale in the next two years, more supply is heading to market. For buyers, that means more choices — especially if Jurong Lake District takes off as Singapore's second CBD.
