This June, HDB is rolling out one of the biggest BTO exercises of the year — 6,900 flats across five towns, with over a third of them coming with significantly shorter wait times. Here's what home buyers need to know.

The June 2026 BTO Launch at a Glance

HDB has confirmed that the June 2026 sales exercise will offer approximately 6,900 BTO flats across five towns: Ang Mo Kio, Bishan, Bukit Merah, Sembawang, and Woodlands. Buyers get a healthy spread — from mature estates like Bishan and Bukit Merah to more affordable options in Sembawang and Woodlands.

Breakdown by town:

🏠 Ang Mo Kio — 1,050 flats (2-room Flexi, 3-room, 4-room)

🏠 Bishan — 1,210 flats (2-room Flexi, 4-room)

🏠 Bukit Merah — 1,960 flats (2-room Flexi, 3-room, 4-room)

2,520 Flats with Shorter Wait Times

A standout feature of this launch: 2,520 units come with shorter waiting times of around three years. These are projects where construction is already well underway, meaning successful applicants can move in significantly faster than the typical four-to-five-year BTO timeline.

These shorter-wait flats are concentrated in Sembawang and Ang Mo Kio. For families currently renting while waiting for their BTO, shaving off a year or two translates into meaningful rental savings.

More Support for Larger Families

Starting from this launch, HDB has doubled the allocation under the Third Child Priority Scheme (TCPS) from up to 5% to up to 10%. Families with three or more children now have a much better shot at securing a flat in their preferred town.

Plus and Prime: Know the Trade-Offs

Around half of the flats in this exercise fall under the Plus or Prime categories, especially in Bishan and Bukit Merah. They come with higher subsidies but also tighter restrictions — including a 10-year MOP and stricter resale conditions. If you're planning to stay put long-term, the subsidy is a great deal. If plans might change, a Standard flat offers more flexibility.

Resale Market: Still Softening

In related news, HDB resale volumes slipped 6.3% year-on-year in May, though they edged up 10.1% from April. Analysts attribute this to growing MOP supply entering the resale pool. For BTO applicants, this is encouraging — a calmer resale market helps keep new BTO pricing realistic.
