CDL's next big launch for the west is almost here. Lucerne Grand — the 570-unit mixed-use project sitting right beside Lakeside MRT station — is targeting a preview on 18 September 2026, with booking day tentatively set for 3 October (both subject to final approval).

For anyone who has watched the Jurong Lake District story build over the years, this is the launch that puts it all together: a train station at the doorstep, retail and dining at ground level, and Jurong Lake Gardens practically in the backyard.

A Mixed-Use Launch With the MRT at Its Doorstep

Lucerne Grand is being built on the Lakeside Drive Government Land Sales (GLS) site that CDL won with a top bid of S$608 million — around S$1,132 psf per plot ratio — back in 2025. The site was hotly contested, drawing multiple bids, and the price CDL paid said a lot about how confident it was in the location.

The project itself comprises five towers with commercial space on the first storey, and is expected to welcome residents around 2030. It's a 99-year leasehold development in District 22 (Jurong West), and it's the kind of rare mixed-use offering the Lakeside area hasn't seen in a while.

Two Stops to Jurong East, One Park at Your Door

The connectivity story is straightforward: Lakeside MRT on the East-West Line is basically at the entrance, and Jurong East — with JEM, Westgate, IMM and the big interchange — is just two stops away. For families, several popular primary schools including Rulang Primary sit within the 1km radius, which matters when you're shortlisting.

Then there's the lifestyle angle. Jurong Lake Gardens is the kind of place people drive across town to visit — here, it's the daily view. Between the park, the malls and the future growth of the Jurong Lake District as Singapore's largest commercial hub outside the CBD, the location gives buyers a lot to work with.

The Price Question

The elephant in the room is pricing. When CDL won the site at S$1,132 psf ppr, analysts estimated the project could launch at around S$2,400 psf — which would set a new benchmark for the Lakeside area. That's a meaningful premium over what nearby resale condos like Lake Grande have been transacting at recently.

Whether buyers accept that premium will be the real test. The launch positioning seems aimed at upgraders who want the whole package — MRT access, retail convenience, park views and a trusted developer in CDL — and are willing to pay for it. Early-bird preview pricing, if any, will be worth watching closely.
